New House, Condo, Attached & Detached Duplex

  1. Property must have an address in order to apply for a permit.
    • Each Condominium unit must have its own address.
  2. Plan review fee is $100.00.
  3. Land use permit from the township.
  4. Soil erosion permit or waiver from the Livingston County Drain Commissioner.
  5. Well and septic permits from the Livingston County Environmental Health Department or sewer and water permits from the Livingston County Building Department with proof of paid tap-in fees from the township.
  6. Driveway permit or waiver from the Livingston County Road Commission. If project is on a private road, a waiver is necessary from the Road Commission.
  7. Two sets of plans that include construction details:
    • Floor Plan
    • Front, side and rear elevations
    • Foundation plan with walkout details, if applicable
    • Window and door sizes and placement
    • Cross section detail
    • One site plan
    • Insulation values, including windows and doors U factors
    • 2015 Michigan Uniform Energy Code requirements
    • New House Building Permit Submittal Checklist
    • If the house is over 3500 sq. ft., signed and sealed drawings from an architect are required.

Note: Log cabins require thermal calculations. Wood basements require detailed drawing.

Addition/Remodel (Includes Finished Basement)

  1. Plan review fee is $75.00.
  2. Land use permit from the township.
  3. Soil erosion permit or waiver from the Livingston County Drain Commissioner. Note: If the addition is a second story, a soil erosion permit is not required.
  4. Septic and well permit or waiver from the Livingston County Environmental Health (if septic and well is applicable.)
  5. One site plan.
  6. Two sets of plans including construction details. (Same as new house details including energy code and U-values.)

Finished Basement Remodel/Alteration

  1. Plan review fee is $75.00.
  2. Land use permit from the township.
  3. Septic and well permit or waiver from the Livingston County Environmental Health Department if adding a bedroom or bathroom.
  4. Two sets of plans that include construction details, including egress details, if applicable.

Decks/Porches

  1. Plan review fee is $75.00.
  2. Land use permit from the township.
  3. Soil erosion permit or waiver from the Livingston County Drain Commissioner.
  4. Septic and well permit or waiver from the Livingston County Environmental Health Department (if septic and well is applicable.)
  5. One site plan.
  6. Two sets of plans that include construction details.

Demolition

  1. Plan review fee is $75.00.
  2. Land use permit from the township.
  3. Soil erosion permit or waiver from the Livingston County Drain Commissioner.
  4. Waiver from the Livingston County Environmental Health Department showing that well and septic has been abandoned.
  5. Letter from Detroit Edison and Consumers Power or both, stating that service has been disconnected from the house.

Pole Barn Or Shed

  1. Plan review fee is $50.00.
  2. Land use permit from the township.
  3. Soil erosion permit or waiver from the Livingston County Drain Commissioner.
  4. Septic and well permit or waiver from the the Livingston County Environmental Health Department (if septic and well is applicable).
  5. One site plan.
  6. Two sets of plans that include construction details

Please Note: If building is under 200 sq. ft. and 10 feet in height, no permit is necessary.

Roof Re-Shingle

  1. Plan review fee is $50.00.
  2. Land use permit from the township.

Please Note: If shingles are torn off and re-shingling is intended, a permit is necessary. If re-shingling over existing shingles, no permit is necessary.

Signs

  1. Plan review fee due at application is $75.00.
  2. Land use permit from the township. Each township requires a land use permit or waiver. A copy of a land use permit or waiver is required by the Livingston County Building Department in order to issue a building or electrical permit for a sign. Please contact plan review for a determination as to whether a building permit is needed. If a building permit is not needed and an electrical permit is required, a land use or waiver is necessary.

Hot Tub

  1. Plan review fee is $75.00.
  2. Land use permit from the township.
  3. A drawing showing the size of the hot tub and any information regarding the cover.
  4. An electrical permit is required and can be purchased in conjunction with the building permit.

In-Ground Swimming Pool

  1. Plan review fee is $75.00.
  2. Land use permit from the township.
  3. Soil erosion permit or waiver from the Livingston County Drain Commissioner.
