Commercial Permit Sequence

Follow These Steps In Order:

1. Obtain a Driveway Permit

Apply for a driveway permit through the Livingston County Road Commission, if applicable.

Building Forms & Permits

2. Obtain Land Use From the Township
  • View Municipalities →
  • Approved site plan
  • Plans stamped by the township, if applicable
  • Tax code number
  • Lot number & section number
  • Must provide the Building Department with a receipt of approval from your township for paid water/ sewer taps
3. Acquire an Address From the Geographical Information Systems (GIS) Office

 

The Following Steps Can Be Taken In Any Order:

I. Complete a Building Permit Application Including:
  • Location: Site address, lot number, section number, sub-division name, etc.
    • Vacant lots must have an address to apply for a permit
    • Proof of ownership of property
  • Owner, Builder, Architect, or Engineer Information
  • Water supply & sewage disposal type
  • Description of work to be done in complete detail
  • Directions to the work site
  • Sign & date application by the person(s) applying for the permit
II. Provide Two Sets of Complete Plans of Each of the Following:
  • Soil boring test
  • Signed & sealed structural calculations
  • Type & use of all areas
  • Complete information for all special occupancy requirements
  • Complete specifications
  • List all design loads for the building
  • Energy code calculations (ASHRAE 90A-1980 & 90B-1975)
  • Floor plan details 1st, 2nd, foundation areas, etc.
  • List all rated assemblies including a diagram of rated assembly & the design number
  • List all penetrations through rated assemblies & the approved design numbers
  • Complete door schedule with catalog cuts for all doors & hardware, including locks
  • Complete window & glazing schedule
  • Complete interior finish schedule with the flame spread ratings
  • Front, sides & rear elevations
  • Details showing accessibility requirements
  • List the design professional in charge
  • List of required special inspections
  • Electrical design, including locations of all exit & means of egress lighting
  • Plumbing design
  • Mechanical design
  • Provide statement indication shop drawings will be submitted for all fire protection systems
III. Grading Permit(s) or Waiver

Obtained from the Livingston County Drain Commissioner

IV. Septic & Well Permit(s) or Waivers, if Applicable

Obtained from the Livingston County Environmental Health Department

Please Note: Electrical, plumbing & mechanical permits are not included with the building permit. These must be obtained from the Livingston County Building Department.

Plan Review

For building value up to $2.5 million .0015 of building value
For building value over $2.5 million $3,750.00 + .0005 of valuation over $2.5 million
For building value over $5 million $5,000.00 + .0004 of valuation over $5 million. There is a $75.00 minimum fee for commercial plan view

Important Note: Initial fees paid for commercial plan review are based on valuation estimates made by the applicant. For new spaces, project valuations are based on International Code Council Building Valuation Data and are calculated during the plan review process. Fees will be adjusted accordingly.

Round total amount up to the nearest dollar, $75.00 minimum

Building Value Up to $2.5 Million:
